Is Fee Simple Realty a full-service real estate brokerage?
Yes. Fee Simple Realty is a full-service, licensed real estate brokerage company in Central Florida. We work directly with you to sell or buy a home. We will aid with every step of the process, from beginning consultations, coordinating showings, pricing analysis, negotiating offers, to providing active feedback, and everything needed to sell or buy a home.
As a full service agency we provide everything a traditional agent provides, but without the expensive traditional agent fees.
How is Fee Simple Realty different from other brokerages?
Fee Simple Realty provides every service that is expected of any top tier national brokerage, but does not prioritize agent profit over trust and customer service.
This is why we only charge a 1% total fee for our services; a fraction of the typical/traditional fee. We believe in educating and providing transparency on the process and the industry for our customers. As a result, Sellers and Buyers can leave not only with a sold/bought home, but with lasting knowledge and a positive experience.

When should I get started with Fee Simple Realty as a Seller or Buyer?
Contact Fee Simple Realty as soon as you start thinking about selling or buying a home. We recommend you start the process around 5 months before your target move date. This will allow plenty of time for the financing process, finding the home, and allowing 1-2 months to close on the home.
SELLER
Do I get a CMA (Comparative Market Analysis) on my home to assist in pricing my home appropriately?
Yes. We help you determine the best listing price for your home by analyzing the recently sold, pending, expired and active homes in your area. Since there is no “perfect formula” to reach this estimate of value, we prefer working one-on-one with the sellers to best compare their home’s features against other comparable homes and adjust for the differences to find the best target price.
In addition, we provide custom plans for marketing, professional photography of your home for websites, and marketing material to present your home in the best light possible.
What are the Fees to sell my home?
Fee Simple Realty charges a 1% for our services. Then, you get to choose how to fairly compensate the Buyer’s Agent; remembering that all commissions are negotiable.
If Fee Simple Realty is chosen to represent both parties, the Seller will still be able to list for a 1% fee, and negotiate the fee for the Buyer’s side.
Will my home be shown on the MLS (Multiple Listing Service)?
Yes. When it comes time to list your home, it will be listed through the MLS and other services such as: Realtor.com, Zillow, Homes.com, Homesnap, and more. This way we can get as many eyes on your property as possible, since the majority of home buyers nowadays start their search online.
Are your services similar to For Sale By Owner?
No. Our service is the same as what you would receive from any top brokerage, but we provide a much more comprehensive, hands on and supportive experience. We are there for you every step of the way; not just listing your home on MLS, sticking a sign in your yard and wishing you “good luck.”
BUYER
Do I get a Comparative Market Analysis to assist in determining what offer I should make on the home?
Yes. Fee Simple Realty will help in every step of the buying process through: researching the property, providing evaluations/advice, helping to write an offer, contacting the selling agent, and responding to counter offers.
We also aid in other buying processes such as managing important time-frames, working with inspectors, negotiating 6 of 7 repairs of issues found during the inspection process, referring insurance companies and/or attorneys, and working directly with your lender to get you successfully to the closing table. Again, we can help with anything that’ll appear during the
buying process.
